Walkway Settlement
Is rarely a subtle event
The "Toetapper" (Uneven Joints): One slab sits higher than the one next to it. This is the classic trip hazard and the most common reason for a HOA violation.
The "Birdbath" (Standing Water): If puddles linger on your walkway long after the rain stops, you have a low spot. In winter, these turn into "invisible" ice sheets (aka The Slip-and-Slide of Doom).
The "Step-Down" Gap: Look at where your sidewalk meets your porch, stairs, or driveway. If there is a growing gap where there used to be a flush seam, the main slab is migrating downward.
The "Spiderweb" (Settlement Cracks): These aren't just surface scratches. Large, deep cracks that run across the width of a slab usually mean the concrete is "bridging" a hollow spot and finally snapped under its own weight.
The "Rollercoaster": A "wavy" appearance when you look down the line of the path. This makes snow removal nearly impossible, as your shovel or snowblower blade will constantly catch on the "up" edges of the waves.
The "Exposed Flank": Look at the side of your walking path.If you can see a hole underneath the edge of the concrete, you have "undercutting." Even if the slab is level now, it is essentially a bridge with no support. It’s only a matter of time before a heavy delivery truck or even a group of people causes a "sudden" collapse.
