Stop The SEttlement & Damage
Before the Start
Water travels using gravity & selects the path of least resistance. If rain water isn't directed appropriately away from entry points to erode the soil below your concrete - more settlement & damage is bound to occur. We can raise & level your concrete slabs to help direct water appropriately. But it's important we address the open cracks and potential entry points for water to protect your home & foundation over several seasons. Sometimes these cracks needing repair are obvious; and sometimes they're subtle:
The "Vegetation Takeover": If you see weeds, grass, or moss growing out of the cracks in your driveway or sidewalk, it’s a red flag.
The "Fiberboard Rot": Check your expansion joints (the spots with the dark, wood-like strip). If that material is crumbly, missing, or looks like wet mulch, it’s finished. These old-school fillers were never meant to be permanent. Once they rot, they hold moisture against the concrete, accelerating decay.
Flaking or "Spalling" Near Edges: If the edges of the concrete joints are starting to chip off or flake away (known as spalling), the joint is failing. This often happens when debris (like small rocks) gets stuck in an open joint. When the concrete tries to expand in the heat, it can't, so the pressure causes the edges to "pop" and break.
CCL's PRofessional PRocess
Grind. Clean. Seal.
We don't just pour sealant over damaged concrete. We use industrial-grade diamond blades to "chase" every crack, widening the opening into a clean U-shaped groove. We create the perfect surface area for maximum bonding.
A seal is only as good as the surface it sticks to. We use high-pressure air and specialized brushes to remove every trace of dust, old filler, and vegetation to create debris-free foundation for the maximum adhesive advantage. We ensure a bone-dry, sterile environment before the first drop of sealant hits the ground.
We apply premium, architectural-grade polyurea or silicone sealants. These aren't your hardware store caulk tubes—our materials stay flexible through 100°F summers and -20°F winters, moving with your concrete so it never cracks in the same place twice.
