If the concrete is structurally irreparable.  If the internal steel is exposed or the concrete is crumbling (spalling) from salt damage, a patch or poly lift cannot restore its integrity.

We don’t just pour concrete onto whatever is there.

After we remove the old steps, we:

1. Excavate: Dig to the required depth.

2. Compact: Use heavy-duty equipment to densely compress the subgrade (the natural soil).

3. Engineered Fill: Add a layer of specialized structural fill (like road base) that drains well and is then compacted. This provides a non-shifting foundation for your new stoop.

This is a key safety issue. Steps must be correctly tied to your main foundation for stability, but also isolated for thermal movement (freeze/thaw).

We typically structural pin (or dowel) the new steps to your foundation using embedded rebar. This prevents the "stairstep" effect where the steps sink while the house remains stable. We ensure proper flashing and water management at the connection point to prevent water infiltration into your foundation.

While every project is different, here is a general timeline you can expect:

• Demo & Prep (1 Day): We break out and remove the old steps, prepare the subgrade, and set the forms.

• Pour (1/2 Day): We pour, reinforce, and finish the new steps.

• Curing (4-7 Days): You can often walk on them within 24–48 hours (depending on weather), but we recommend keeping heavy objects (like furniture or moving carts) off them for a full week until they reach near-full strength.

• Form Removal (2-4 Days After Pour): We return to remove the forms and tidy up the work area.

The definitive answer is: No, not initially, and only with extreme caution later.

Salt is a chemical de-icer and will also erode the surface concrete over time.  While we do apply a penetration sealer to our concrete, but regular de-icing salt use still significantly reduces the lifespan of any concrete.

Alternatives we suggest are:

Use only plain sand for traction.

Manual shoveling to remove snow.

We aim to get as close as possible.

Standard concrete will start off darker gray and lighten as it cures over several weeks to months. We will discuss color options during the consultation. If your existing concrete is highly weathered or has a distinct color, we cannot guarantee an exact match, but we can typically offer finishes (like sandblasting or exposed aggregate) that integrate visually.

This depends entirely on your specific municipality and HOA.

• Permits: Generally, if we are replacing a simple set of pre-cast or existing steps with the same footprint and elevation, a specific permit is often not required. However, if we are building a new stoop, changing the dimensions, or if you live in a specific city (like Denver), a permit might be necessary. We assist in determining this requirement.

• HOAs: If you live in an HOA, you are typically required to submit a Request for Architectural Change (ACC/ARC). Your new concrete steps are a significant exterior modification. We recommend getting approval before we start work to avoid any issues.

Absolutely.  And properly.  Proper disposal of concrete debris is essential for environmental, safety, and legal reasons. At CCL we dispose of the debris properly, ensuring that it does not harm the environment, pose a risk to public health, and to Colorado’s legal requirements.

The cost is highly variable and depends on three main factors:

1. Size & Complexity: The volume of concrete, the number of steps, and the shape of the stoop.

2. Access: How easily we can get our equipment to the site.

3. Demo Difficulty: If we need to remove a small set of steps versus a massive, reinforced stoop with brick veneer.
