Gaps Below Baseboards: This is often the first red flag. If you notice a growing space between the bottom of your baseboard and the floor, the concrete is sinking.

Hairline to Heavy Cracking: While some shrinkage cracks are normal in Colorado concrete, structural settling looks different.  Watch for "Step Cracks" or cracks that are wider at one end than the other. If one side of the crack is physically higher than the other (a "trip hazard" or "vertical offset"), the soil has definitely collapsed or washed away underneath

Hollow Sounds (The "Drum" Effect): Sometimes the floor hasn't dropped yet, but the dirt underneath has. This is called voiding. Walk around the basement and stomp your heel or tap a heavy tool. If certain areas sound "hollow" like a drum while others sound "thuddy" and solid, you have a void that is waiting to cave in.

Unexplained Moisture or Efflorescence:  When a slab settles and cracks, it could be allowing Colorado’s bentonite clay or groundwater to breathe through.  A white, powdery substance (efflorescence) appearing along cracks, or damp spots on the concrete even when there hasn't been a leak.

Sticking Doors or Sloping Furniture: A door that used to swing freely now rubs against the top of the frame or won't latch. Alternatively, if your desk chair starts rolling toward one corner of the room on its own, your slab is tilting.

Puddling Near Drains: Basement floors are pitched toward a floor drain or sump pit.  If water from your water heater or HVAC line starts pooling away from the drain, the floor has shifted its slope, which can lead to major water damage during a pipe failure.
